This residential addition and remodeling project is a substantial upgrade to an already sizable 7,956 square-foot home. It involves a 2,755 square-foot two-story addition and 1,150 square feet of interior renovations. The scope of work includes demolition, structural modifications, and MEP (mechanical, electrical, and plumbing) reconfigurations, as well as replacing parts of the windows and doors with new impact-rated versions.

Key features of the addition:

• Second Floor: Home theatre, full-swing golf simulator, game room, kitchenette with bar seating.
• First Floor: Exercise room with steam shower and bathroom, office with mediation room, powder bath, exterior covered patio.
• Outdoor Area: Expansion of the pool, new deck, and upgraded landscaping.

Interior renovation highlights:

• Demolition of the existing office, owner bedroom and bath, covered rear patio and cabana bath areas.
• Creation of a new master suite, complete with His and Her closets, a shoe closet, a winter closet, and a fully redesigned master bath.

This project significantly enhances the property’s entertainment, relaxation, and functional living spaces, positioning it as a luxurious and modernized residence.

The Addition

The Exercise Room located at rear of the addition to offer views to the lake, the remodeled basketball court area, and rear garden and includes a full bathroom with built-in steam shower with floating wall bench and glass enclosure with two exterior fixed glass windows to allow light to penetrate though the shower and into the bathroom space.

The Covered Patio construction connects the interior Gallery Hall and Exercise Room to the pool, basketball court, rear yard and lakefront. It features a signature Cianci Construction concealed motorized mechanical bug screen details constructed into the square concrete columns and concrete tie beams. The vaulted tongue and groove ceiling with box beams located at the four corners and terminating in the center creating triangular field areas is stained dark to contrast the lighter columns and marble pool deck.

The new office was one of the main original design requirements as the prior location adjacent to the front entry was converted into Her new Walk-in Closet. The office features a Mediation Area that utilized the space under the stairs to the new second floor entertainment area.

The Second floor Entertainment room, constructed in the approximate location where rear patio was removed, includes a full-swing golf simulator and 9-seat theatre with couch and bar top seating that utilizes the golf simulator screen and projector. The card table area opens to the golf simulator and breakroom / kitchenette that includes built-in refrigerator, ice maker, microwave, and sink. The access to this room is upstairs though the new addition office entry vestibule stairwell, it is accented with the use of a built-in the wall grab bar with LED lighting. The railing is flush to the wall and appears as decorative lighting cutout that reveals the grab bar.

The Renovation

The existing swimming Pool was expanded and reshaped to better align with new addition and open garden design to better view the lake and yard. The raised deck and pool beam were cutoff allowing the deck to fully wrap around the pool and be expanded. The new spa was constructed within the pool and is offset within and slightly raised above the waterline to create a shear overflow along the full perimeter. The existing concrete paver pool decking materials were removed and the deck was expanded and raised area added from the living room, replaced with tumbled marble pavers that also were used for the pool coping. The existing living room 2-story covered patio ceiling was updated to add stained wood Tongue and Groove ceiling matching the rear covered patio and 2nd floor card room overhang.

The Master Bedroom existing entry was narrow, and the entry doors opened off axis into the corner of the bedroom. The existing office entry doors were located on a diagonal wall adjacent to this entry in the living room. The redesign and renovation relocated the Master Bedroom entry, closed and squared off the office entry. The Master Suite entry was widened and placed on axis to allow the entry to become more formal and increased the privacy as the path no longer opened into the bedroom but rather a separate entry vestibule. The office entry, now Her Walk-in Closet was relocated within the master suite bath hall adjacent to the new show and His Walk-in Closet.

Long Lake Ranches

A gated community that was constructed between 2002 and 2007, in Davie, Florida. The community is located in a historic natural area called the Pine Island Ridge which has been used by the local Indians for hundreds of years due to the high land elevation. At 29 feet above sea level, this area has the highest natural elevation in Broward County.
